Our report will give you more control in deciding the type of repair and costs that you feel are suitable or within your means as you prepare your home for the sale. Based on our report, you may decide to list the property "as is". You'll have the information to make those informed choices.
Our report will enable you to take action prior to listing so that your well-maintained property will attract an "offer to buy" quickly in this competitive marketplace.

As a benefit of having identified and resolved any issues prior to listing the house, you can fully list the house's condition AND document repairs you've made to attach to the Seller's Disclosure form, enhancing the attractiveness of your property on the market. You'll find that items that could have been sticking points in negotiation will have been dealt with before they even had time to become an issue!

By having a thorough inspection from ASC and taking appropriate action, you can avoid much of the negotiation headache and time delays for repair negotiations that typically occur in home sales.
Your report will include documentation of the status of all structural and mechanical systems as well as cleaning and cosmetic issues. The summary section of the report will note required health and welfare issues that should be used as a checklist to, where possible, complete those repairs.

*ASC's Sellers's Real Estate Inspection Process is a visual examination of a property, mechanical and structural conditions at the time of inspection that is conducted on behalf of the Seller. It is conducted with care and good communication in order to alert the seller of potential options. The inspection will exceed industry standards. The ASC report is the property of the seller and is not transferable. It does include a summary section that should be used as a checklist. We encourage the seller to review the information with a Real Estate Professional. The Broker can then correlate the property status with contractual negotiation options.
